Very poor experience, currently renting from them. The place is pretty well kept up no complaints with living conditions. My roommate is active duty in the army and he got deployed, when this happened they stuck me with extra fees for new tenants to take his place. Keep in mind all of these fees were paid at the time we moved in, not to mention our deposit. They will not answer any questions with a straight answer. Also they hide behind their HOA if you have a problem that they don't want to address. The reality is that they are probably almost always going to have all of their units full due to the large population of people in the KC metro. This is unfortunate because this means that others will experience the poor communication and policy they have in place.

Stay away if you want to rent from them. They didn't tell me they were considering another applicant until two days before I was scheduled to move in and then they awarded it to the other applicant even though my score were higher. Now I have to scramble to be out by the end of the month with no backup plan because I thought I had it rented. Maybe they just wanted my application fee with no intent on renting to me. Of course now no one returns my calls or emails. Very shady business. Background check was a joke. I'm thinking about contacting the BBB because they claim they are a member.

Never available. Responses occur between one week to one month -- IF you are persistent about contacting them. If you have the time to stop by their office, that will be your best bet because they will rarely to never answer the phone. All of the different e-mails they have you sending requests or concerns are dead ends if you e-mail is "not received."



Their contracts are written so that they have zero responsibility to maintain the home, however they are quick to hit you with a late fee and demand immediate payment if you miss the COB time frame. Depending on who you talk to however, you may or may not be able to "drop it off at the right time." I guess it just depends on their mood.

While under contract with this company, rental income was withheld and my property foreclosed upon. This company was unyielding, and I feel took complete advantage of a down cycle in my life. Do not use them!

I had my home listed with Oz Accomodations for over 9 months. During that period they only suggested repairs on the house which were provided by an in house repair company. There are no agents, people just pick up the key. This is something you can do on your own. Very dissatisfied customer. You have been warned.
